Orvis Hot Springs Policies & General Information
Our policies are intended to ensure an enjoyable and relaxing experience for everyone at Orvis.
We treat all guests equally.

Room Guests • Registration for room guests is between 3:00 PM and 9:00 PM. Any room guest wishing to arrive early to soak may do so as early as 9:00 AM. Please notify the front desk that you are a room guest for that day and they will make arrangements for you. As a courtesy to other guests, you must register in person by 9:00 PM or have called for late check-in instructions to access the property.
• You must be at least 3 years old to stay in our lodging rooms.
• No pets are allowed in any room other than our owner, Miss Beefers, the cat.
• Housekeeping for each room is done daily. Please be courteous and respectful of staff cleaning duties.
• Checkout time is 11:00 AM. Guests may stay and soak until 10:00 PM the day of checkout. Once you have checked out, you must use the downstairs facilities for the remainder of your stay. Pending availability, registration for additional nights must be made by 11:00 AM. Late check-out could incur additional charges.
Camping

We allow both vehicle and tent camping. In order to maintain privacy camping is limited to 24 people per night.

RV/Vehicle/Tent Camping - $33 per person, per night for adults and $10 for kids (4-12). This allows you 2 days of soaking from 9:00 AM the day of arrival to 10:00 PM the final day of your stay. There are no electrical, water or sewer hookups and the maximum length for RV’s is 30 feet. All camping vehicles must be parked perpendicular to the Ameri-Gas Lot, unless otherewise instructed by a staff member.

 

Cancellations A $20 non-refundable deposit, per reservation, will be charged to your M/C or VISA at the time of reservation. This non-refundable deposit will go towards your first night’s stay when you arrive. If you do not have a credit card and want to use cash, the room must be paid in full at the time of reservation. We have a 48-hour cancellation policy. That means if there is at least 48 hours notice of cancellation you will only forfeit your $20 deposit. If you cancel less than 48 hours ahead (or don't show) your credit card will be charged full price for the night's reservation. If this is a multiple night reservation and we don't hear from you, you will be charged for the first night and all other reserved nights will be forfeited and made available to people on the stand-by list.
Parking All day-soaker’s vehicles are to park perpendicular to the building or the Ameri-Gas fence. Registered overnight guests will be assigned parking on arrival.
Pets Pets must be tied up to your vehicle or your tent pad and quiet. Pets are not welcome at any soaking area or in any of our grass areas or guest rooms (seeing–eye dogs excepted, of course).
People wishing to walk their pets should use County RD. 3, (south towards Ouray). Make sure you clean up after your pet! In order to provide a peaceful and tranquil experience for everyone, we require pets to be on a leash at all times.
If there is a pet kept in your guest room overnight, your credit card will be charged with an additional cleaning fee of up to $100.
Children Children under 12 years of age must be accompanied by an adult at all times. Please see your children’s behavior or play is not disruptive to others’ enjoyment. Adults are responsible for their children’s behavior. Sorry, children 2 & under are not allowed to spend the night in our lodging rooms.
Clothing Optional Soaking areas and identified areas of the property are clothing optional. Clothing optional means a person can enjoy Orvis with or without clothing. We currently require people to wear a towel, robe, or modest covering in the hallways of the main building.
Guest Behavior All guests are welcome at Orvis until their behavior interferes with another’s visit. If a person is blatantly being rude, they will be asked to leave immediately, without refund. If two people complain about someone being aggressive in ways such as staring, drooling, being invasive, etc., that person will be asked to leave permanently.
Kitchen The kitchen is open from 7:00 AM until 10:00 PM. Feel free to use our dishes and utensils. Please clean up and put away anything you use. Complimentary coffee, tea, and hot chocolate are available.
Quiet Hours Quiet hours are from 10:00 PM until 7:00 AM everyday. During these hours, use a soft voice and please do not leave your vehicle running. The kitchen is closed, but bathrooms and changing areas are open. Please, no hair dryers, loud music, generators, etc. until after 9:00 AM.
Glass, Cameras, Alcohol & Smoking Alcohol, Glass, Cameras, Cell Phones, and all other Electronics (Pagers, C/D players etc) are not allowed on any of the grounds. Room guests and campers may have these items in their room/campsite only.
We highly discourage alcohol or drug use prior to or while soaking. Loud, drunken, obnoxious, rude, or aggressive behavior anytime, anywhere will not be tolerated!!
Smoking is allowed only in designated areas.
Notice to Guests
You are responsible for the prevention of personal injury, loss, and damage. It is your responsibility to be aware of Orvis’ policies and adhere to Orvis’ rules. We reserve the right to refuse service to anyone not in compliance with our rules and policies. Your credit card will be charged for any room or property damages.
Lost & Found Our lost and found department is overpowering our storage space. Your best chance of finding that item is now! All unclaimed lost and found items are kept for two weeks ONLY. Claimed lost and found items are kept for two weeks after notification, then disposed. If you would like something returned, please contact us for return procedures.
Fires Open fires are allowed only in our designated fire pit unless there is a county wide ban.
Due to the fire hazard, NO CANDLES are allowed in our guest rooms.
